EMD and double close funding - available
Update - great to connect with those of you that have reached out so far - let's make money together! I don't want to spam the group so I try to minimize putting my service out there as a direct post, please let me know if I do it too often. I'm seeing a number of people saying things like, they've left their w-2 to get into wholesaling, they're now all-in, no turning back, and so forth so I figured I'd put this out there again in case I can help any of you. I'd hate to see you lose a deal because you didn't have the capital to get it under contract. Getting anything started takes capital. I know Wholesalers can have big marketing costs getting their deals. Often times the deal requires putting a deposit or EMD funds down, either by law, or it makes the deal look more legitimate, or if you're direct to agent, the agent might require it. Often times, new or growing wholesalers don't have the capital to put down EMD or in some states, where wholesalers can't "wholesale" anymore - capital for a double close. This is where me and my team come in. We lend funds for these deals to help you get started or to grow, depending on what stage you're at, so you're not tying up your capital. We prefer to build relationships over one-off transactions but of course we'll do the one-offs too. If you have something you want funded, please submit it here and we can take a look at it. We don't charge an upfront fee but we do have a flat 35% ($1,000 minimum) return for EMD. If you want to jump on a call, here's my calendar link - let's connect and start building that relationship.

@Aaron James no credit requirements. EMD must not go hard. The contract has to have adequate language to protect my funds from going to the seller if the contract is cancelled. Double closes, contract language needs to be reviewed and the B-C contract must wire their funds to title first. You can request funding here: https://forms.fillout.com/t/trYiQcwiEKus

I'm not a wholesaler. We partner with wholesalers to provide them with funds for deposits (EMD) and double closes to help them grow without using their own funds for their deals. Is this something that might help you?

HELLO!!
Now that I'm able to post, I'd like to introduce myself. I was recommended by a friend to join this group, she said there's a good bunch of people here. For the short time I've been here, I have to agree with her, you guys really support each other and cheer each other on. It's really great to see. I myself am not a wholesaler, I'm a lender. I lend money for earnest money and double closes. I'm looking to partner with 3-4 wholesalers in 2025 to help them grow - don't let the lack of capital be the barrier to that growth. The other reason I'm here is because I want to learn how else I can help wholesalers grow, outside of lending money. I believe if I understand your business better, I can be a better partner/resource for you. I'm looking to build relationships before business. If you need EMD or double close funds you can actually just submit your request through my Funding Request Form. If you're just looking for cash and you have a credit card, I can also help you convert your credit to cash.
