Looking for a end buyer for my Home in Florida
Hey gang, If anyone is can find me a homestead or end buyer for my home in Florida I'd be willing to pay a 5,000 assignment fee. I'm looking to get this deal done fast as I've already moved out! Here are the details: - Creative financing: Assumable loan - Monthly mortgage payment: 2510.00 (includes tax and insurance) - HOA is 600 for the year (50 per mo) - Assumable rate: 4.75 - low equity: current balance is 320k. Zillow estimate: 337k - Buyer picks up the loan at 318k plus a 25k down payment for the deal. - No realtor fees - No delinquencies - I'm the first owner it was built in Aug of 2022 - Bylaws do not allow for short term rentals - Here is the zillow link: https://www.zillow.com/homedetails/30364-Armenia-Rd-Leesburg-FL-34748/338777426_zpid/ See attached description and photos. I'll need some help here as this is my first deal and I also have very little room to move and need to get rid of it soon. I'm looking for help with the contracts and everything. This is a strategy for an end buyer to assume the rate, and not have to go through the bank. I realize this is not super lucrative but I could really use some help. @Scott Falvey Thanks for the questions. I've updated the post to respond. Basically that is the actual rate. The payment includes tax and insurance. HOA is 50 per mo. No str. I'm not 100% on the "assumable or SubTo" thing I have an FHA loan that I understand, if done correctly, should be fully assumable after 6 months of the buyer making the loan payments. If you wouldn't mind a private convo that'll help me. I'll send you a DM.

@Lee Lemonds that's right, renting this out would not be lucrative. I'm looking for an end buyer or homestead buyer. The benefit they'd get is the 4.75 rate and skipping out on bank qualification.
