@Bernard Property Acquisitions I rec’d call from someone I talked to last October from metro Dallas, he was complaining that the offer prices he is getting today have significantly dropped from last year, including mine. He was sniffing around for top dollar. He was okay with 75% of the revised ARV in his neighborhood but did not like the reductions for the $40k of rehab. He is 88 yo, no heirs and still owns 27 single family rentals he wants to unload. Someone needs to tell him he won’t be able to take any of the homes or cash with him.

@Monica Brown he is very sharp. I have made offers in the past on several of his properties in a manner that lays out all our costs, and profit, for fix and flips. The challenge is that he views all rehabs, regardless of the actual cost. as $10k to $15k “spruce ups”. I completely understand where he is coming from. My 95 yo dad thinks the same way.
