JV opportunity in washington D.C.
anyone with buyer's in D.C.-- have 4 unit SE D.C. in foreclosure-- about 15k in back payments (hasn't gotten served f/c yet), 13k in past due water bill (I may have those numbers reversed) owes $350, asking $465, owned for 10yrs, burned out- rents for 1500/ unit (Sec8 entire time of ownership) all 1br/1ba-- in DC there is backlog of people with vouchers-- wants out yesterday-- not big wholesale fee but thinking we will settle on $445-- sell for $465 and split 20k-- can send details-- just spoke with him yesterday-- had another buyer fall through just before closing (said financing fell through). Not a home run but think there is still room for everyone to benefit-- i'm time constrained to invest time getting it sold so rather JV
