TEXAS PARTNER NEEDED
I am doing wholesale deals in the Texasmarket and am looking for someone who can be my local point of contact to sellers and buyers. What I need is: ✅go to the properties to take pictures and confirm condition ✅be the local "guy or gal" and work with the sellers, helping in anyway we can to make the transaction smooth and pleasant for them ✅meet with buyers for buyer showings - I try to keep these to 1 or 2 walk-throughs to not waste everyone's time ✅provide feedback on what buyers are saying and what we might need to do to make it a deal for seller(s) and buyer(s) alike. We will of course do a JV split on this and any property we close together. I'm trying to close this deal asap, If you feel you can help please send me a personal message. Thank you.

No LLC No Deal?
I had a deal fall through because my information was ran and it came back that my current LLC is no longer in good standing. I don't have the money to invest in getting in back in good standing nor the money to start a new LLC (it's $150 in my city)... my questions are, if I don't have an LLC to make my contracts assignable to, does that mean I'm basically dead in the water? Or is there a way to work around it? Could I close a deal without one?

@Raul Zavala it's dead. That one in particular was for a vacant land. The most recent deal is dead because I can't compete with the other offer they have from a realtor of 200k.... but now that I know I have help I'll reach out if I need assistance on the next deal

@Philips Olumoroti absolutely... well the most recent one was because the seller was trying to get top dollar and I couldn't compete with the realtors price of 200k, the one before that was because of my LLC not being in good Standing (they thought I was a scam), before that I screwed up the pricing and set the offer too high, and the first one someone beat me to getting the seller under contract because I took too long trying to correctly calculate the asking price... it's been a learning process, but the speed of my learning and growth gives me confidence I will be getting my first deal closed soon 😁
