I built an AI assistant that runs my business while I sleep
4 days ago I started experimenting with something and it's gotten to the point where I need to share it. I have an AI assistant named R2 (yes, like R2-D2) that I've connected to basically every system I use: • Google Calendar (manages 7 calendars, auto-creates Zoom links for every meeting) • Gmail - i gave him his own email address (reads, drafts, sends emails with proper context) • ClickUp (creates tasks, assigns them, tracks dependencies) • Google Drive (accesses, edits when i say so, and organizes documents) • Fathom (pulls meeting transcripts and summaries automatically after every call) • Google Maps / Places API (running large-scale MHP data projects) • Rent Manager (integration in progress) Here's what's wild - we set this up in 4 days. Not months. Not with a dev team (except for the server it sits on). Four days of me giving it access and telling it what I need. Some things it does daily without me asking: • Checks my inbox every 5 minutes, labels and categorizes everything • Monitors for new Fathom meeting recordings and processes them into a knowledge base • Manages calendar events across all my business entities • Runs background research and data projects overnight The thing that changed my perspective: I went to bed one night and woke up to completed work. Not half-done. Not "here's a plan." Actual finished output. This isn't ChatGPT. It's not a chatbot you ask questions to. It's an autonomous agent with persistent memory that knows my businesses, my team, my preferences, and my systems. It remembers every conversation we've had and builds on them. I'm not a developer. I can't code. But the barrier to building something like this is basically gone now. The tools exist - you just need to know how to connect them. If you're an operator managing parks, dealing with contractors, handling tenant communications, tracking deals - imagine having a second brain that never sleeps, never forgets, and gets better every day. Great info, I've tried to keep up with clawdbot, but read about the security risks and opted to wait. Interested to see how this can be deployed.
Long Term RV Park
Anyone thought about or owned a long term RV? I'm considering a long term RV park. It only has long term RV, no short term or MH. What pros/cons should I be aware of or looking out for? For purchase, would there be a higher cap rate (vs MHP) and if so, how much higher?

Institutional level RV parks (over 100 pads with long-term rentals) are trading 75-150 bps higher than traditional MHP in Florida. Transient RV is a different animal, but I am talking about an RV park that looks and operates like a MHP. The tenants and RVs have been there forever, they've affixed structures to the pads, have roof-overs, etc. Operationally, I haven't seen much of a difference on the ones that i've worked on. The revenue is sticky, but the pad rents may also be slightly lower than comparable MHP communities in market.
Estimating future taxes
What is the best way to handle this? When looking to purchase a new park how can you best estimate what your tax bill will be once title changes? Is this treated similarly to residential real estate?

Infill Project Questions
Hey all, my day job is as an appraiser and I work on a lot of MHC's. Many lenders that I work with have a limited understanding of MHCs and I want to make sure we aren't missing anything on our end when we work on infill/turnaround projects. I am hoping our group can help to answer some questions: 1. Have you ever had a tenant bring their own used home into one of your developments? 2. Aside from LTO and lease-option, what other methods do you use to attract new TOH tenants? The disconnect on the lender front is that they most often want the value of the real property only (excluding POH). For an infill/turnaround project there is a lot of intangible business value (operator's expertise) and personal property value (POH's that are brought in) involved and our stabilization assumptions could be anything depending on the plan and how deep the operator's pockets are. Interested to hear what your experience is.

Thank you for the response Michael. This aligns with what we've told lenders. We do get requests for "lease up" of parks with prospective market values upon stabilization. I'm leaning more and more to balking at that unless the buyer or owner has a detailed strategy. Again thanks for the response, excited to see the tech rollouts this month!

Hello MHP Pros! My husband, Kevin, and I are located in Denver/Boulder area and play in real estate in many different ways! Flipping since 2018, focusing on higher end properties. We dabble in whole saling but its not a focus. Since 2021 we have been investing in multifamily and hold 5 GP positions in various syndications. We are looking to 1031 exchange out of our CO rentals into a MHP and have just initiated that process.
