You should almost never pitch one offer to a seller. Most mom and pops don't know what they want until you show them options. The multi-offer strategy gives them 3 choices: → Offer 1: lowest price, traditional financing, seller walks away clean → Offers 2 & 3: seller financing at a slightly higher price → The seller gets monthly interest income + big balloon payment + lower tax hit 💰 The calculator shows the seller exactly what they're receiving. Monthly payments, total interest, balloon at year 5, total consideration. You plug those numbers straight into the LOI. Done. Then feed the terms into the 10-Minute Pro Forma to check your returns. In the example I walked through, seller financing at 4% IO beat a 7% bank loan by 14 return points. Paying a little more for better terms is often the smarter move. 🧠 Drop questions below.
