Here's the tldr: → 5-10% off everything at Lowe's → 119 contract price items built specifically for MHP investors, stacked on top of that discount → Yes, we even have Appliances on the list! Setup takes about 5 minutes. Go to the classroom, follow the access steps grab the PDF, and you're in. Heads up: pricing can take up to 24 hours to reflect after you join. ⚠️ Paid members only. If your friend wants in, just bring them in the right way. 📊 Tool of the Week: Seller Financing Calculator This is probably the tool I use most. Here's why. You should almost never pitch one offer to a seller. Most mom and pops don't know what they want until you show them options. The multi-offer strategy gives them 3 choices: → Offer 1: lowest price, traditional financing, seller walks away clean → Offers 2 & 3: seller financing at a slightly higher price → The seller gets monthly interest income + big balloon payment + lower tax hit 💰 The calculator shows the seller exactly what they're receiving. Monthly payments, total interest, balloon at year 5, total consideration. You plug those numbers straight into the LOI. Done. Then feed the terms into the 10-Minute Pro Forma to check your returns. In the example I walked through, seller financing at 4% IO beat a 7% bank loan by 14 return points. Paying a little more for better terms is often the smarter move. 🧠 Drop questions below.
