I sent "the message" to a seller. Shelby replied: "YES" After some quick back and forth, I found out, the house is: 👉VACANT 👉In EARLY stages of foreclosure (3-4 months away from auction) 👉 She owes $91,400. 👉 House, as-is, is worth $125,000 👉Payments are $890 (she owes 7-8 past-due payments, or approx $7K) 👉She's willing to just GIVE me the house. Is THIS deal even worth it? WHY? What would you do, if she DEEDED this house to you? Find a tenent to accept a lease with the option to buy in 1-3 years. Down payment is about 5% of the 125k which is the 7k to bring payments current and take it out of auction and spare Shelby a foreclosure on her credit history which would have been 5-7-10 years on there. In this case, there's really not much meat on the bone left to pocket, if anything, up front. Gotta be fair. Next, rent payment is 890 to pay the mortgage and build Shelby's credit score up, plus 300 or more for the premium of having the option to buy which is credit towards purchase if they do decide to. That 300 or more goes in my pocket each month or for monthly expenses on the place like insurance, property tax and/or whatever else I'm able to be gracious enough to help with. Tenent/"Manager" relations are important. Anytime the tenent wants to do a project of home improvement, I most likely would agree to let them. It would be a tentative extra investment on their part and free repairs for me if they don't buy. When the tenent is able to get a mortgage loan to be able to purchase the property at the pre-determined price set at the start (in this case, 125k) within the amount of agreed time to execute the option, they pay the 125k, I pay the remainder of Shelby's mortgage off and profit with what's left. The purchase price is locked in for the tenant so inflation, a seller's market and high interest rates, to a degree, wouldn't be factors if things were to happen that way. If the tenent doesn't buy at the end of the 1-3 years, they can keep paying rent to me forever or until they move. If they move, the process starts over with a new tenant or I just plain rent it or sell it.

Even if I do 'get it' (maybe I do, maybe I don't. It depends on what the situation would be), more training equals more learning.
"Georgia Foreclosure Process" gets 140 Searches & CPC = $1.19/each
People who own homes and face foreclosure SEARCH that term. Right? Or have I gone MAD again? lol So I could run a simple GoogleAd and set the Max CPC (cost per click) at $1.19 and get up to 140 INBOUND leads per month of folks likely behind on payments? ? ? LEADS are the lifeblood of any business. NO Leads = NO business. Outbound leads (reaching them first), are OK, but Inbound leads are best. WHY? BEST answer in the comments, WINS (not sure what yet, but it'll be good) 🏆

Having an inbound lead is like like having the prospects pre-screened because there is already an interest and a need for a solution. There is no hesitation to whether this person needs or wants my help. They do because they reached out to me when they recognized their need for expertise that I didn't have to persuade them to see. I can go ahead and park it in my mindset as a win-win (-win) , conservatively since it's never worked out until everyone involved has a check or desired solution in hand, and get the assistance on the way sooner to a close rather than later.

When I got started in Real Estate 25 yrs ago (jeeez I'm old) I had NO CLUE what to say to sellers. That kept me silent and BROKE, for months. ❓If I built a free tool you could access and know EXACTLY what to say to sellers, no matter what the situation or what they say . . . would you use it❓ Anyone can do what I've been doing for the past handful of years. ➡️All you need is LEADS, a way to reach them via Text/Email. . . AND ➡️WHAT to write/say to them and you'll land deals 💰 That's the point I TAKE OVER....Negotiate the deal, Get a buyer/buyers and turn it all into MONEY (which we split 50/50) Whad'ya say, SHOULD I BUILD IT?
