Wholesaling Real Estate (this is mostly for new real estate peeps, if you're a PRO, don't sweat, we go deep in other posts, content and tools) 👀Who this is for? **People trying to get their first deal, not their fifteenth course.** ❌What’s broken? **Most wholesaling advice still assumes sellers respond like it’s 2019. They don’t.** 💡What you’ll understand by the end: Why “motivated seller” scripts stopped working and what we use that lands deals today. **Step 1: Stop selling wholesaling to sellers** 🙃Sellers don’t care about wholesaling. They care about relief.🩹 If your message explains your process, you’ve already lost them. The only thing that works now is naming the problem they’re already living in. **Step 2: One seller problem per conversation** Most beginners stack problems. Divorce + foreclosure + tired landlord + cash offer. That reads like spam. ➡️Pick one. Go deep. Let them tell you the rest. **Step 3: Your first deal won’t come from volume** It comes from relevance. Ten real conversations beat 500 messages that sound like everyone else. 👊 **Step 4: Get close to real deals early** Watching deals die teaches more than any course. 🧠 ✅Price disagreements. ✅Title issues. ✅Buyers backing out. Got my 1st DEAL (and $3,000 check) Doing THIS...
Should've been a $9000 check. I was told to DRIVE AROUND.🚗 Which I was already doing (sales gig at the time, which I hated). I was MOTIVATED!!! Wife was preggo, kid on the way (Love you Chloe♥️). Money was T I G H T, so I couldn't spend all day driving around. I had to find a house that LOOKED like a deal. Wish I had the "Driving for Dollars" guide when I started back then. Would've SAVED me countless miles, hours in a hot car (no A/C), 30 arguments with my Wife saying "It's NOT going to work!". I didn't GIVE UP though. ...and after scouring the streets 40-11 times, BOOM, a house caught my eye. It was UGLY.🏚️ (and vacant...the BEST leads) I FLET it immediately. I knew I had something good. I KNEW if I could get ahold of the owner, I'd have my 1st DEAL! 💰 ....'cause the guy who taught me, told me the "magic phrase that pays". SO... I looked up the address online, found the owner who lived in a town. Wrote her a note, the "magic letter" (it's in the Classroom). YES Jay, I'll take that deal", she said. 😖DAMN😖 I should've offered LESS. 3 days later, she mailed me the Agreement back, SIGNED. 17 hours later, I had a $500 check in my hands (the Deposit my Buyer gave me) 2 weeks later, I had a $3,000 Cashier's Check. Which was already SPENT (thanks EX-wife 😂) I KNEW, right when I drove through the US Bank drive through to DEPOSIT it, I'd NEVER go back to my "Sales" job again. FREE "GET YOUR 1st DEAL" Guide
