How successful are novations with distressed properties? Is it even worth it? Iv always kept novation pitch for semi nice properties that need little repair. Thoughts?

What’s up everyone. I’m opening up FREE LEADS to the community for the month of December. If it goes well, I’ll keep it rolling. I also want to let you know I included calls that took 2, 3, and 6 follow up calls to get the deal under contract. Do you all contact with a text message upon trying to reach a seller for the first time? I typically like to have a conversation with them before sending texts.Curious how everyone else feels. I guess this could depend on the marketing and lead generated as well.
