End buyer or Not
Just had a call with a decent lead and only 20k off her asking price. The call ended after 2-3 minutes bc she said she was going to list it and that she doesn't deal with investors or middlemen. I could have been more persistent with questioning her reasoning but I gave up. The call took a turn when I mentioned underwriters and she said "Oh you're not the buyer" Once I tried to explain that I represent the end buyers she got frustrated and said "Your going to want a middleman price, Im not interested" My question is - Should I have acted as the end buyer to save the call/lead? Or move on as I did? I struggle with this bc I want to be honest but I do feel I may have gotten closer to the offer had I said I was the buyer. I have heard multiple people say different things so curious what this group thinks.

See how I just gave up when she said she wasn't interested. Would repositioning as the buyer have helped? She seemed firm in being uninterested which is why I kinda gave up, or felt like I gave up.

Overall good call, he was very uninterested but you kept him talking to 2mins. Some more good qualifying questions towards the beginning coulda have helped. This sounds like a cold call lead which is what I deal with and they are almost always not very motivated on the first call. Next time someone is pushy, just focus on questions and building repor for that first call. Find motivation and whats really going on, so that on a follow up calls with offers might go more smooth. Keep at it!

How successful are novations with distressed properties? Is it even worth it? Iv always kept novation pitch for semi nice properties that need little repair. Thoughts?

What’s up everyone. I’m opening up FREE LEADS to the community for the month of December. If it goes well, I’ll keep it rolling. I recently signed up for nationwide leads through Dollar Deals Club and have been sending them to Brett, but he’s slammed. The lead quality has also been a bit all over the place. Some are solid.
