New member intro and shout-out to Paul Thompson!
Hi everyone. I'm Jonathan Twombly. I've been a commercial real estate investor since 2011. I just joined this vibrant community, and I wanted to shout out @Paul Thompson for putting together a great group. I started scrolling the posts and something jumped out right away that I haven't seen many other people say - if you get asked for POF, it's probably your fault. In my experience, if a broker asks you for Proof of Funds, it isn't because POF is actually required. It's a filtering question, and they've asked you because you did something to spook them into thinking that you can't close. Being confident in the way you approach the brokers helps you avoid this question in the first place, and being confident in the way you respond to this question if you get asked helps put it to rest fast. Paul's post on this point is on the money. Have you been asked for POF? Did you put Paul's lessons into action?

If you’re struggling right now, read this, because I was in the exact same spot not too long ago.
When I first got into commercial real estate, everything felt overwhelming… deals, underwriting, finding the right opportunities, it honestly felt like everyone else knew something I didn’t. I was overthinking every step and not taking enough action. What changed for me wasn’t some secret strategy, it was simplifying the process and focusing on the fundamentals: learning how to analyze deals properly, building real connections, and staying consistent even when results weren’t immediate. That’s when things started to click. If you’re in this group trying to figure it out, just know you’re not behind, you just need the right focus and reps. what part of commercial real estate are you working on right now?

Putting in the work, whether it feels like it or not, is the key to success in this business. Most days, you won't feel like you're making any progress. Those are the days when it's especially important to continue working on fundamentals.
