New member intro and shout-out to Paul Thompson!
Hi everyone. I'm Jonathan Twombly. I've been a commercial real estate investor since 2011. I just joined this vibrant community, and I wanted to shout out @Paul Thompson for putting together a great group. I started scrolling the posts and something jumped out right away that I haven't seen many other people say - if you get asked for POF, it's probably your fault. In my experience, if a broker asks you for Proof of Funds, it isn't because POF is actually required. It's a filtering question, and they've asked you because you did something to spook them into thinking that you can't close. Being confident in the way you approach the brokers helps you avoid this question in the first place, and being confident in the way you respond to this question if you get asked helps put it to rest fast.
