My KPI Tracker
Hi Folks, I haven't posted here in a while. I saw some posts re: KPIs and wanted to share the KPI tracker I am using since I just gave a refresh. I'll continue to expand on this and build it out, but this is what we track now. On Mondays my team fills out the information for the areas they are responsible for and on Tuesday each team member reads out their metrics in the team meeting. Full accountability. If there is an issue we discuss what's causing it. We keep this updated for year to date, last 4 weeks and the last week. Maybe this will be helpful to a few. If anyone wants a copy send me a PM.

I’ve been in and out of the land business for about two years — learning, watching videos, taking notes, and taking imperfect action. I was hustling, but without direction. No systems. No KPIs. Just hoping a random deal would come through and change everything. It didn’t. All I got was debt and frustration. Initially, I was hesitant to join another course. I’d already spent so much money trying to figure this business out. But for the price, I thought I’d give it a shot and hope to at least learn something new. Right away, I could tell this one was different. It wasn’t just hype — it’s given me structure, processes, and the mindset to actually run a business. It's kind of been a slap in the face to see the reality of how it really works. I got a late start since I was traveling the first two weeks, but I’ve been catching up through the replays and homework. And even while behind, I’ve learned more here than in any other course I’ve taken. Hands down, the best investment I’ve made in this journey.

I have a lead who inherited 40 acres in Crow Wing County, MN. Road frontage and neighboring lots look like it could be split 4 ways - that got me excited until I checked the wetlands and saw 57% of it is wet, including the bulk of the road frontage. 260' of dry road frontage. Pricing this as a cash flip - I'm at $60,000. This was a difficult one for me to comp, but I took two of the most similar properties and adjusted my price/acre a bit lower - due to the wetlands. I might add that the zip code is 56474
