ACTION REQUIRED - Where are you at in your process now?
Deals are starting to surface as the renewal wall approaches + kids are heading back to school and the best weather is almost behind us...it can only mean one thing. It's time for this group to get really serious about getting results and building portfolios so that we don't all have to work forever (unless we want to)! With that being said, we are building out a "Client Sucess Pathway" that we will be looking to move all students/ group members through going forward to make sure that we can help as many of you in here actually reach your goals. In order for us to do that, we need an audit of where everyone is currently at in their journey. In our current view, the client success journey is roughly broken down into these 6 key checkpoints: - Onboarding - Thesis Creation - Deal Analysis/ Thesis Validation - Power Team Buildout - Finding Deals/ Submitting Offers at Ideal Price to Create Deals - Executing/ Stabilizing Post Offer Acceptance IN ORDER TO TAKE PART IN OUR BACK END TRACKING AND ACCOUNTABILITY PROCESSES GOING FORWARD: ** Comment on this post with where you are at in this process since joining, and the biggest thing you are still feeling stuck with. ** We are building associated checklists out for ourselves internally for each of these major checkpoints in order to systematize our ability to help you move through your constraints. As a final note, the last year has presented one of the most difficult time to find deals, as affordability is still at all time lows based on the current combination of prices and interest rates, but things are going to shift quickly over the next year as the chance of unemployment and debt defaults rising is growing more probable and ever near. The last couple of years have been the hangover from 2020-2022's mania, and we still have not fully reset to break through to the other side. Be patient, but be vigilant and be ready to make your move. I leave you with the metaphor of the Moso Bamboo's growth. While showing very little to no growth above the ground in the first several years after being planted, this plant is famous for being able to shoot up and grown as much as 3' in a single day at full diameter in its peak growth phase, because it has spent the prior 3+ years focussing its energy on growing a robust root system.

Monthly book club for real estate books
Hi everyone, I'm thinking of adding a monthly BOOK CLUB feature to the Realist course. Here's the format I've envisioned. 1. We assign a book and a club leader at the meeting 2. We all read the book that month 3. We get together to discuss the book one month later, and select another book & leader Discussion would be formatted as follows: 1. 5-10 minute presentation of key findings from that month's book club leader 2. 30-60 minutes of structured discussion between Realist members (structure determined by the monthly leader) Here are some of the books I'd want to first cover: 1. E-myth real estate investor https://thanmerrill.com/books/e-myth-real-estate-investor/ 2. Millionaire Real Estate Investor: https://kellerink.com/products/the-millionaire-real-estate-investor Does 1 book per month sound reasonable and achievable? If we get enough interest, we will make it happen. Comment "I'm in" if you're in!

Unpacking Multiplexing- takeaways?
Hey who attended the Unpacking Multiplex last night? I loved it - cool to hear about more of the design/human side of multiplexing from those who work in the industry. What was your biggest takeaway? Mine was the value of using some of the existing structure if the house has good bones, rather than rebuild. Lingering question is what is the benefit of doing an ADU when a similar investment could buy a property & house in a secondary or tertiary market as an additional investment (plus you are getting land). The value of an ADU is not clicking for me. The new ReHousing tool will be a a game changer for high level anaylsis of properties (I believe just in City of Toronto). Great event, thanks to everyone who worked hard to put it together.

Hats off to @Daniel Foch and @Nick Hill (and everyone else who helped organizing the even). The diverse perspectives gave a good "feel" for what it takes to tackle a project of this type and size.
Cultivating Specific Knowledge - From The Best Book I've Ever Read
From a FREE online book - The Almanack of Naval Ravikant - mentioned in today's group call. https://www.navalmanack.com/almanack-of-naval-ravikant/table-of-contents A great place to start would be with this - specific knowledge: https://www.navalmanack.com/almanack-of-naval-ravikant/find-and-build-specific-knowledge Naval's concept of specific knowledge is about leveraging unique traits, talents, and passions to develop expertise that is hard to replicate. In real estate education, this means identifying and honing skills like market analysis, negotiation, and property valuation that align with one's innate abilities. Investors who develop specific knowledge in their real estate market or asset class become expert buyers, which can lead to better property deals. Their expertise allows them to identify undervalued properties, negotiate effectively with greater information and make informed decisions, potentially saving tens of thousands of dollars.

Toronto City Council to Consider Single Exit Stair
And here we are. This will apply to those investors who are looking to be more in the developer seat - could also apply to investors looking to add to an existing apartment building. As a follow up to my last post re: BC code changes with respect to single stair - https://x.com/KahlonRav/status/1806327384741658820 For Toronto upcoming Agenda - https://secure.toronto.ca/council/agenda-item.do?item=2024.PH14.7
