Personal Intro
My name is Adamo Garritano, and I’m an architect based in Toronto, and I’m excited to be part of the group! A little about myself; after working abroad with internationally recognized architecture firms in Italy and New York City, I returned to Toronto during the pandemic to set down roots and launch my own practice, Studio TAGA, alongside my wife. Together, we offer full-service architectural design, with more to share soon as our website and social platforms go live. Beyond architecture, we’ve been active in real estate through a mix of rental properties—including a condo and a cottage short term rental—as well as ‘house hacking’ renting out the basement unit of our primary residence. I’m excited to join the Realist group as I embark on my next venture: building a vertically integrated design-develop-build business. I see this experience as a valuable opportunity to strengthen both the business framework and approach of that new venture, along with expanding my broader professional network. Variable vs fixed
Should a person choose a variable rate?…I am hearing that we should expect lowering in the rates? Or should I just choose a fixed rate?..the property pencils out quite well at the fixed rate.. hmm.. not sue what to do.

I choose a fixed rate last month because I valued not having to worry about changes in rate and therefore expenses. But by removing the risk of changing mortgage payments, I took on the risk that I would loose the benefit of lower rates if rates do drop. Can anyone with a crystal ball or better financial insight give some advice as to what they recommend right now?

Mddle School event: Developing a property vs acquiring an existing multiplex
Hi everyone. Anyone planning to go the the Mddl School event Feb 21 in Toronto? I'm interested but have some questions for anyone who might have insight or experience. What is the benefit to developing a property (adding units or ADUs) vs buying a property that is already developed? I'm seeing some small multiplexes that are already highest and best use of a property that appear at first glance to make more sense then buying a property and going through the development process which has lots of unknowns. Can anyone give some background on the process?

Hello everyone, very excited to be here. My name is Lalita and I'm from Montreal, currently working in Boston. Not sure yet where I want to invest, but I'm interested in the Gatineau area. Would like to buy my first investment property in 2025. Right now I'm focused on learning as much as I can to make an informed decision for when that right deal comes!
