I started my mobile home park journey in college over 25 years ago. I made the plans, read the books, went to seminars, and bought all the bootcamp courses. But instead of buying a park, I built a successful business that ultimately distracted me from my original goal. I even helped a family member get into parks before I finally took the leap myself. The real catalyst? Ryan’s mentorship program. It laid the foundation—and with Michael’s expansion of the program, it’s become something far greater than I ever imagined. Odds are, you’re better than me at almost everything else. So if you’re thinking about getting into this game, do it. Buy something. Rents go up. Tenants rarely leave. Stuff breaks, but not often. And yes—money comes in pretty easily. Use this group’s formula as your foundation. Take the first step. It might feel like a cliff, but trust me—there is no cliff.

How to Execute
(Look at picture before reading) What's my best route?! How do I learn this?! Crexi has a master-list, its $4500 annually and it looks fucking awesome -- address, contact info, loan info, everything. How do I best spend my time, and my money? I feel like I should know every method of procurement, and the highest probability methods. Sending mailers!? Who even checks the mail! Should I check my mail? What does having good broker relations mean for your business. What part of this course can help specifically with these questions? @Michael Pansolini @Ryan Narus @ everyone --- Drop a knowledge bomb for the people:)

So far I've just used HIFLD + Reonomy to map parks into my spreadsheet. Also OpenCorporates to find info on the ownership entities when possible. I've only done cold calling so far, and a few family photo/mailers to stay in touch with people. Haven't tried mass mail. Also drove to some local owners if I couldn't reach them lol. (But I haven't closed a deal yet, so listen to someone that knows what they're talking about 😂)
