Question on tenant reimbursed utilities.
I have a duplex where the utilities are split. I send the tenants their portion of the bill then pay the bill through my business account. I saw this article on turbo tenant and it makes it sound like these utilities are deductible for me. Is that correct? Please say yes 😂

LLC question
We currently own a short-term rental property titled in both my husband’s and my name. We are considering transferring ownership to a single-member LLC under my name. Is this ok?

@Esin Seref Dibirdi I am in a similar situation. I went down to the city and asked them and they told me I could transfer it. I would also like to put the loan under my LLC. But someone with some real estate experience can go into PropStream or Batchleads and see the loan was transferred out of my name. If someone has an answer to this please let me know.

General Real Estate Activity and Material Participation Hours
Thank you for the time tracker, this is great. I have built an app using Google AppSheet for tracking the hours. This is the only way I could get my wife to fill out her hours 😀. I am happy to share it with whoever wants it. You will need a Google Workspace account. 1st Question: If I only have LTR's, do my wife and I have to also meet 750 hrs in general real estate activity? 2nd Question: Is the 500hrs of material participation combined between both spouses?
