What do you look for in a Land Realtor?
What's common in the industry for Realtor compensation? I've heard as high as 10% for land. As land investors, what do you look for when picking a realtor to work with to sell your land? What would you say makes the difference between a higher-quality land realtor vs any other realtor who happens to list land here and there?

I always try to work with a realtor who actually does a lot of land deals. If the first thing they say is they need to walk the property before giving an accurate price, that’s a green flag. Same thing if they already know the general PPA for that area. We have a broker in OK who literally lives land real estate. She’s always posting on Facebook, out walking properties every day, and she’s got all the hookups for landscapers, junk removal, title, all of it. For anything under 50k, the compensation is usually a 2k flat fee or 6 percent, whichever is higher. For anything above 50k, I’ve been quoted between 6 and 10 percent.

I was on Clays live yesterday and we were comping a deal and a broker literally was re-listing a sold comp from a couple months ago for 16k less. I called him and asked him what was going on. He was able to tell me PPA and give me a quick price opinion that was spot on with what Clay said PPA was. As a realtor, you already know how to talk to other realtors, and most the time they want to talk and share the info they have. You’ll get a good idea of a good agent and a bad one.

Subdivide $250K Profit - Community Member Brought it!
Just bought a deal sourced from two community members. We are subdividing a rural 67 acre tract it into 7 Lots.
