Lost $4,200 on a flip last year because my GC ghosted me for 11 days.
By the time I figured out the job had stalled, I had already missed my refi window, holding costs just kept running I was texting every day and hoping for the best. Now I use something simple like this: 1. Typeform sends a daily 2-question check-in to every contractor on the job. 2. Claude reads each response, compares it to the project timeline, and flags anything that looks behind. 3. Gmail delivers a plain-English summary to my inbox every morning. Contractors who go quiet get caught before it turns into a blown timeline. Anyone else lose money to the communication gap on a flip?
Are you operating solo in Real Estate… or with a team?
I’ve noticed something interesting with Real Estate operators. Some are fully solo pulling lists, sending offers, negotiating, closing. Others have cold callers or acquisition managers helping out. But regardless of setup, the bottlenecks are usually the same: follow-ups, comps, offer volume, consistency. The real difference isn’t team size. It’s how tight the system is. If you’re solo, what’s the one repetitive task eating most of your time? If you have a team ,what still feels manual or inefficient? Curious how everyone here is structured.

More like Solo, but I know a lot of people that is happy to share their experience + I'm trying to use AI when I can see some repetitive tasks (but I'm super careful to don' have more problems from it :)) )

@Isabella Lily Yes, I save a lot of time, one of my lead generation methods is Facebook groups. I have automation that is doing this for me everyday, analyzing posts, and provide me only the one that match what I'm looking for.
