**OH SHIT!!!** You have a deal, but now what do you do? Back in the late 1900s (90’s)... I was obsessed. A certifiable softball fanatic. And I LOVED playing shortstop. But there was this problem. I SUCKED! Here’s what I mean… In my mind, shortstop is the glory position. All the great ball players were shortstops. Derek Jeter, right? And who the hell doesn’t want all the glory. I sure did! Here’s where this story gets super weird. I owned a small roof repair business at the time. Was doing super well for a single dude. But I had this friend who worked at a local restaurant (Chili’s). And they had a softball team. My friend asked if I could fill in at shortstop for a Wednesday night game. Their regular guy, Joey, was nursing a sprained ankle. Heck yeah! So I went and played ball with a bunch of Chili’s servers and bartenders. It was a BLAST! I played pretty good. (I was also a kick ass hitter). They were getting ready for a big Chili’s softball tournament. 34 restaurants competing for softball glory on one Saturday in May. Which could mean playing in like seven or eight games in one day. Sign me up!!! So what did I do? I went and got a job at Chili’s. Didn’t need it. But damn did I love playing softball. I kept filling in for Joey for a few more games. But remember what I said… I SUCKED at shortstop. My problem? I was terrified of the ball getting hit in my general direction. (borrowed that line from Moneyball). But seriously…TERRIFIED. Some dudes (and dudettes)... Could seriously rip the ball. Every time the ball was pitched I’d get this knot in my stomach. Like the ball was going to split me in two. I’d miss balls that any normal person would easily catch. But then Joey came back. THANK GOD! He’s like…”Tom, why don’t you go play left field. Just don’t forget to hit the cutoff.” Fancy softball speak for…throw the ball to the shortstop when I retrieve it from left field. Youuuuu got it! So next game…the ball gets hit to left field.

Am I maintaining the Investor Stance or being Cocky?
I recently opened a conversation with a Real Estate Education Company owner and tried getting him on a coffee date. The hardest part for me so far in my Ronin journey was to remind myself not to be needy for the deal and to keep the detached investor stance. I guess I've gotten better at it. But I also want to know if I'm not being too cocky. About the Company: Youtube: Close to 100k followers Email: 15k+ subscribers Facebook & Instagram: 10k+ followers Have multiple offers ranging from $499 to $3000. If the deal works out, I might need a coffee date partner. I'm pasting the conversation below for your analysis & feedback. ---------------- Me: Hey [Name], I really admire your journey from corporate to land investing, it must’ve been a pretty wild transition. I’ve been wondering, when you’re tackling a new land deal, do you have a specific routine you stick to, or does each one require a bit of improvisation? Prospect: Hey Gokul, Thanks for reaching out! I guess I didn't pre-sell the PLAN enough to get him on the call. I thought I was gonna sell him the PLAN on the call. I pre-sold the PRICE by showing him the upside. I also made him think a lot, adding more things to his plate. What else could have been better?

Need Help With Step 3
I'm very close to setting up my first digital vending machine. I talked to one of my old clients. She is a "Coach" who helps the "students in India who are preparing for competitive exams like SATs" score higher "RANKS" by optimizing their mindset, memory & study methods. I wrote her welcome & post-webinar sequences last year. And even ran a BEAMER test that didn't do well. She had over 15000 low-ticket buyers on her list and a good backend product that converted at 8-10%. And back then, her list was growing at the rate of 100-200/month... A vending machine stocking some good products placed in this flow seemed like a good idea. So, I wanted to reach out to her. After watching the Cold Outreach session by Travis, I opened a convo like I met her in person: "Hey [Name], Hope you're doing great. How's Business?" We started having a conversation & I found that her webinar upsell has not been great for the last few months, and she was looking for ways to make more money off the people who are purchasing the webinar. So, I used this message to invite her for a coffee date: "Hey, you have 15000+ low-ticket buyers in your database, and more than 85% of them never upgraded to your premium program, right? I've seen you provide crazy value to students in your old Q&A sessions when we worked together. I could turn some of those old sessions into a paid mini-book and place it in front of your old leads and more new students who are preparing for competitive exams... Would you be interested in experimenting something like this? Can we discuss this over a call?" She said "yes"! I went on a call with her yesterday. She was very much interested in the idea. And it was a very easy "yes" since I made a profit-sharing deal (30-70 where I take 30%). And just like that, I got access to her audience of 18.5k students (Email List & WhatsApp groups) and 100s of her Q&A sessions that she did for her backend program... Now, this is where I need your help... I went through some of those Q&A videos, but nothing seemed like it could be turned into a mini-book.
