Hi, yesterday I was asked for an investor prospectus so I’ve knocked this up with the help of using Sam’s as a guide. I haven’t made it look fancy yet because me and canva aren’t speaking at the minute 😂. But if anyone could spare 5 mins to give me any feedback I’d much appreciate it! Thank you in advance.

I’ve had a mixed week to be honest. 1. Managed to attend the Monday call. I want to make this a weekly thing and plan time out of my day job to attend. 2. A couple of people have reached out to me that are potential investors but establishing how serious they are is something I need to work on. I’m going to listen to the call from the other week to see what I can do. 3. My LinkedIn posts are still consistent. I aiming for 4 a week. I haven’t managed to speak to any agents this week or assess any deals this week which is frustrating. I have just ran out of time to do it properly.

@Sam Joy yeah it’s good to jump on the calls. That’s a good tip to be fair because that’s exactly what’s happened this week. It’s been my next couple of hours to look at deals and then next thing it’s Friday. LinkedIn is ok. You don’t get a lot back but I’ve only been doing it about 3 weeks. I got the post engagement from renters rights post yesterday. I’m slowly figuring out what works. Facebook and instagram are next on the hit list. I’m going to blocking time out next week!
Renters Reform Update
🚨 Renters Reform Update Here’s a clear breakdown of what’s changing: • Section 21 “no-fault” evictions to be abolished • All tenancies moving to periodic (rolling) agreements • Rent increases limited to once per year (via Section 13 process) • Tenants given stronger rights to challenge rent increases - Only one increase per year. • Stronger enforcement on property condition standards • Ban on blanket discrimination (e.g. against families or benefit recipients) • Tenants allowed to request pets (landlords must give valid reason to refuse) • New Private Rented Sector Ombudsman being introduced • National landlord register/database to be created • Updated possession grounds — landlords must use specific legal reasons to evict I don't look at this as a bad thing as I believe it will tighten things up and remove the bad landlords from the market meaning more for us! I agree I think this is a decent move. I think the abolishment of section 21 isn’t that bad with section 8 being used to get rid of tenants that haven’t paid because we will all know the bad tenants as they’ll have a ccj. I know it may take longer and more money initially but the bad tenants will stand out. Do we know what the valid grounds are to refuse pets? I’ve allowed two tenants in the past to have pets and it didn’t end well.

@Sam Joy is me being allergic to all pets valid so I can’t do inspections and then do refurb work when they leave 😂
