I’m doing Facebook ads right now for real estate brokerages in Sweden. And I’m gonna be honest, I hit a blue ocean. I have no competitors, and I am generating me clients 10 appointments a month (my last client got 8 closes out of those 10 appointments).
My biggest challenge is that my current strategy only works for clients who can sell in a 10 km radius. In Sweden, most agents and brokerages sell in much smaller areas, typically a 1 km radius.
I once worked with a client who only sold in a small area, and the campaign didn't go well because Facebook targeting requires a minimum 9-mile radius. As a result, 90% of the leads I generated were outside my client's selling area, leaving him unhappy.
This limits me to working with just 10% of brokerages and agents in Sweden. I have two potential solutions:
1. Try YouTube ads to generate leads. But I don't know much about YouTube (or Google) ads, so I'm not sure if it'll work.
2. Work with one client in each area of a city and target the entire city in all campaigns. If Client 1 gets leads from Client 2's area, I could pass them on. However, I'm concerned that this could result in some clients getting lots of appointments while others get very few.
What do you think would be the best approach?
Why I didn't want to work with smaller areas is because all clients right now pay the same ad spend (the equivalent of 30 dollars a day/900 per month), and I don't want to "waste" some clients ad spend and not deliver good results.
