Ad fatigue question
Hello @Uncle Jimmy Mitchell , I have two questions regarding service delivery (I do facebook ads to get seller leads for real estate agents). First Question: Currently, my ads offer a free home evaluation. When someone fills out the lead form or the survey on the landing page, I call them and say, “Hey, I’m calling about your request for a home valuation…” and then book an appointment with the real estate agent to evaluate their house. Now, I’m considering a different approach in order for me to have several angles of ads, like offering a free seller’s guide. But...How should I proceed with this? After they fill out the lead form, they will receive the seller guide either directly or through email? But how would I contact these leads? What should I say when calling these leads to effectively book them into an appointment after they receive their seller guide? Second Question: I've noticed a pattern with my clients. In the first month, the ads perform very well. We get a link CTR of about 3.5% in the first week and an average CPL of $10, with about 3 leads per day on a $30 daily ad spend in the first 20 days. However, after the third week, the results decline DRASTICALLY. For instance, in the last 4 days, I’ve only received 1 lead. I suspect ad fatigue might be the issue, but I'm not certain. I didn't expect the decline to be so drastic, however, I have to mention that it could also be because of me making impulsive changes to the ad set and ads to improve the situation (but results started declining first). Could this decline be due to ad fatigue or something else? How can I solve this issue? I will attach the ads that have worked the best in the first month for your reference (CPL about 9 dollars). Additionally, I’ll attach the new ads in the comments that I have used to replace the old ones (which are only about 25 days old). I’d appreciate your opinion on which new ads might work best and which ones might not be as effective.

Hello @Uncle Jimmy Mitchell! I have a few more questions about service delivery, and I'd really appreciate your insights as I'm new to marketing. 1. I understand testing is essential, but in your opinion, which platform would be more effective for generating leads for real estate clients: Facebook or YouTube ads? (Let's say the area is about 6-7km in diameter so maybe 30 cubic kilometers). 2. My clients' selling areas typically have populations ranging from 100,000 to 150,000 (Facebook estimates around 300,000). Smaller areas are often more crowded because they're closer to the city, while larger areas are closer to the countryside and less dense - so the population size is pretty much the same no matter the size of the area. With a $900 monthly ad budget, we can reach about 30,000 people, yielding 60,000 impressions. However, I've noticed that lead generation drops off after a while (within the first month), though it's only been three days since the decline began - I should also include that even tho I try my best not to, sometimes I panic and make impulsive changes in the ads manager when things go bad. Initially, we were generating up to four leads a day at a cost per lead of $9, but now it's only 0-1 per day. How can I maintain results beyond the first month? Is there anything I could do about this? I don’t just want to generate good results for my clients only the first month… 3. I'm considering structuring my offer so clients pay for each lead generated rather than each appointment, allowing me to skip the calling-up-the-leads process. Service delivery wise, do you think that could work well or am I going to far with my laziness? Thank you in advance!

@Uncle Jimmy Mitchell What does it mean to have several "angles" of ads? I am thinking about changing the offering in the ad from "free house valuation" (which is the only one I've used and tried so far) to "free seller guide". Is that an example of angles that you were talking about? But I also have no idea how to make new (good) ads other than the ones I already have. 😅
Service delivery limitations (Facebook Ads)
Hey Kings, I’m doing Facebook ads right now for real estate brokerages in Sweden. And I’m gonna be honest, I hit a blue ocean. I have no competitors, and I am generating me clients 10 appointments a month (my last client got 8 closes out of those 10 appointments). My biggest challenge is that my current strategy only works for clients who can sell in a 10 km radius. In Sweden, most agents and brokerages sell in much smaller areas, typically a 1 km radius. I once worked with a client who only sold in a small area, and the campaign didn't go well because Facebook targeting requires a minimum 9-mile radius. As a result, 90% of the leads I generated were outside my client's selling area, leaving him unhappy. This limits me to working with just 10% of brokerages and agents in Sweden. I have two potential solutions: 1. Try YouTube ads to generate leads. But I don't know much about YouTube (or Google) ads, so I'm not sure if it'll work. 2. Work with one client in each area of a city and target the entire city in all campaigns. If Client 1 gets leads from Client 2's area, I could pass them on. However, I'm concerned that this could result in some clients getting lots of appointments while others get very few. What do you think would be the best approach? Why I didn't want to work with smaller areas is because all clients right now pay the same ad spend (the equivalent of 30 dollars a day/900 per month), and I don't want to "waste" some clients ad spend and not deliver good results. @Uncle Jimmy Mitchell Thank you, Uncle Jimmy! What if the clients area is slightly bigger? Like a 5 km diameter (still smaller than the 34 km targeting diameter) near a city with a larger population, do you think Youtube ads would be better? second thought: I'd rather not pay for ad spend directly (since I'm pretty new), so another idea I had was to approach major brokerage headquarters and generate leads that they could then distribute to smaller areas. What do you think of this strategy? I also have some more questions since I am just a beginner in marketing so I'll ask them in the general group
