Why won't they PAY RENT!?!? 😩 lol
One of my value-ad properties we're in the process of cleaning up. We have adjusted our payment schedule with our tenants so that when they pay rent it goes towards their utility bill first and then goes towards lot rent. That way if someone doesn't pay the full amount for the month they don't just have an outstanding "water bill" but it shows that they haven't paid their rent since that's how the money flows.
Although now we're running into this issue where tenants are paying what they think is lot rent but aren't paying utilities and it's showing that they have a balance.
For example. $375 lot rent + $75 water/sewer charge = $450
The tenant will pay their $375, which goes towards water first, then lot rent. But now they have a $75 rent balance.
At the end of the day if someone has a balance we still need to proceed forward with that. But we're not sure why we're having such an issue.
Do we just need to proceed forward with some of these evictions and show the other residents that we mean business and will uphold on their balances owed?
Our site manager is doing his best to educate the residents that by not paying this amount they're actually late on rent and they can be evicted.
Definitely need some help and suggestions here!
