Just got off the phone a Broker. 12 unit deal in Birmingham, AL. Seller offered 690k, I sent a preliminary contract of 635K. Broker is sure that seller will accept 640K. Rents are $150-$200 below market. PAP numbers say it’s worth 830k. Sending out offer and ready to get it under contract.
