Just got off the phone a Broker. 12 unit deal in Birmingham, AL. Seller offered 690k, I sent a preliminary contract of 635K. Broker is sure that seller will accept 640K. Rents are $150-$200 below market. PAP numbers say it’s worth 830k. Sending out offer and ready to get it under contract.

I’m working on an off-market Mobile home park deal. It’s a Ma/Pa deal with little records kept, so we’re working on owner financing. They’re ready to get out and retire. 11 units and all renters own their own units. Park has room for more homes, and looking into adding RV area on the already done extra area, with the possibility on another couple of acres that are not plowed yet for more RV, or Mini homes.
