Hey guys just want to share a property I am currently house hacking. 88 Charles street Rochester NH. It is an over under duplex both units are 3 bedroom, 1 bath. I purchased this property just over a year ago with the numbers not looking great but knowing I'd be living in one unit. The property upgrades on both units are complete and new lease is signed. upgrades included new kitchen in both units, new bath in the upstairs unit and paint/wall repairs through out. Some electrical upgrades were done like outlets and lighting fixtures. We are currently owe $390k and are doing a Refi to drop our rate from 7.1% to 5.6%. I"d love to see your analysis on this property and I'm happy to wander any question on the process.

Cash invested- $38,000

previous rent (total for both units)- $2400

market rent- $5000

Current rent- $3900 (still room for growth)
