Would love to talk about this property at an AMA
Hi Guys - I’ve owned a 2 unit in Gorham Maine for a few years. It wasn’t purchased as a rental really but as a house hack for my son. That has evolved over time and just for grins I ran the BP rental analyzer on it. 🫠 It looks kind of grim. BUT the real reason we paid what we did for it is because it has a separate buildable lot. This is the piece I’d like to talk about if there is time. I’ve attached the deal analyzer here but not sure it helps much.

Analysis paralysis is real. Even after analyzing deal after deal - I am sometimes talking myself out of situations. I toured a 63 unit portfolio in Maine the other week. Walked every unit and gave it a gradient of A, B, C and D (A being new construction and D being a total gut). Wrote down some notes and made it squeaky clean. Incredibly simple deal from a cut and dry perspective. Here's what I did wrong - I kept saying "but what if" instead of looking at my notes/facts. I played out scenarios that haven't happened yet. The key - I just needed to make an offer and figure out what I needed to do if we are under contract. If we aren't under agreement, then none of that matters. Be decisive. Know your numbers. Go on to the next one.

Very true - sometimes spreadsheets, AI and every other tool just point you to a rabbit hole. 🤑

@Andrew Bosco Hey I just came up with another piece of the puzzle regarding what you talked about with AI. Right now I just got a lead in Sabattus ME. Because I’m new to the state - don’t have much of a network here. So how about this AI workflow: 1) Lead comes in and AI does a comprehensive CMA. 2) Then it pulls all available data on the seller. 3) Then it looks for flippers who have flipped a property in that town within the last 18 months. I used to subscribe to Privy which would show you completed flips in any area you specified. It would give you flipper’s LLC or name, address, when they purchased, at what purchase price, any loan info, and when it sold and the sold price. BOOM BOOM - you have a reasonable profile of the seller and property, you’re ready to decide on an offer price, you know how active the town is for flips and you have potential buyers if it’s a wholesale. Whaddya think?
