@Andrew Bosco This is an awesome idea! I have a few ideas of the top of my head: I had been trying out a prompt that I give to Chat and/or Gemini where I ask for a CMA when a new lead comes in. Things like 3-5 properties in a spreadsheet that gives me address, sq footage, lot size, beds, baths, etc with list price, sale price, sale date, DOM. It does an OK job but I’m unsure about it’s accuarcy so I’m still doing the comps myself anyway. So if we could brainstorm a prompt that would be trustworthy that would be a massive help to me because once a lead comes in, establishing ARV quickly is usually a log jam. In a similar fashion, if a prompt could give me the whole profile of a new lead and their property i.e. how long owned, current mortgage balance, mortgage date, any publicly available data about the owners etc - that will also be a huge time saver. Not sure that’s what you’re thinking but for me, if I had a legit ARV and seller profile within 20 minutes of a lead coming in - speed to an offer would be massively improved. I am in another Skool community for SEO and one section of the Skool they have is a Prompt Library. This grows as people use and refine prompts - I find that a massive efficiency boost when doing certain tasks-particularly tasks that require research.
