@Andrew Bosco Hey I just came up with another piece of the puzzle regarding what you talked about with AI. Right now I just got a lead in Sabattus ME. Because I’m new to the state - don’t have much of a network here. So how about this AI workflow: 1) Lead comes in and AI does a comprehensive CMA. 2) Then it pulls all available data on the seller. 3) Then it looks for flippers who have flipped a property in that town within the last 18 months. I used to subscribe to Privy which would show you completed flips in any area you specified. It would give you flipper’s LLC or name, address, when they purchased, at what purchase price, any loan info, and when it sold and the sold price. BOOM BOOM - you have a reasonable profile of the seller and property, you’re ready to decide on an offer price, you know how active the town is for flips and you have potential buyers if it’s a wholesale. Whaddya think?
