Hey guys I just wanted to share my buy box. I am currently in the market for a 2-4 unit property within 35 minutes of Portsmouth NH. Pre-approved budget of $600k financing. I am looking to house hack this property so at least one unit with a 3 BR is a plus. Ideally a value add property that will be a LTR after renovations. If anyone has any leads please feel free to reach out thanks!

Hey dalton. I would say 50/50. On my first deal I had some plumbing and electrical jobs done by contractors. My girlfriend and I did all the drywall, paint, cabinet refinishing and also refinished one floor. I paid a friend to help me with the rest of the flooring and shower install.

@Dalton Brisbois Being able to properly analyze a deal is what will make or break your success on investments. It takes some practice, and you should doing as many as your schedule allows. Have you thought about partnering up for a deal?

Also went to my first candor meet up it was great. I made some excellent contacts. Also cleared to close on my refi. next ill be pulling equity and starting the search for #2.
First deal win!!
Hey guys just posting some good news I just received on my first deal. I purchased my first deal last year. It is a 6 bed 2 Bath duplex which I house hacked. purchase price was $420k I put about $30k and some sweat equity into it. My appraisal just came back at $600k! I'm looking for some refi/cashout refi advise on what to do for my next deal. I plan on continuing to occupy this property and purchase my next investment property for a long term rental. I'm currently at a 7.1% rate. Any input I greatly appreciated!
