Hey from AZ!
Just got all signed up and ready to acquire! At level up your listing, I was doing some property scouting in a city that had about 14 comps, but now that I'm in it myself it's showing 0. Was that on 2.0? Not sure why I'm not able to find the comps, I don't have any filters selected besides distance.

You're probably already aware, but definitely make sure you explore the STR rules/restrictions in the Palm Spring/ Palm Desert area. They can be very restrictive and kill the deal potentially.

@Joe DeRobertis Sounds good, I think there are rental restrictions too in some of the markets even if they allow them, as in, a cap on total bookings you can have per year

Looking for thoughts on this deal. The Offer sheet has it at: $499,000 2 Bedrooms, 2 Bathrooms Average Daily Rate: $269 Expected Occupancy Rate: 69% Monthly Expected Income: $5,646 Monthly Expected Expenses: $3,844 Monthly Expected Cash Flow: $1,801 Expected Cash on Cash Return: 17.3% I've attached the comps dashboard. One good thing about this one is that the comps are terrible! If you put a professional listing up it could break the comp ceiling potentially.

I feel like 4 comps is not great for the analysis, are there more in the surrounding area? This has huge outdoor potential with lots of potential outdoor amenities. Can you land hack and add additional structures? If so, I see a little STR village here. Also this is an off-grid listing, so would definitely make sure you're comfortable with that aspect with doing septic, a water tank/ well, solar+ panel/battery for utilities, propane tank, etc

@Matt Sanderson Honestly, there seem to be great deals here with low purchase price and high revenue potential especially if you are willing to do high-level design. In my network, Ive heard mixed things about the market in general regarding the quality of the guest avatar. So I think it depends who you are targeting. But there are >20% gross ROI here on paper for sure. And not many properties with high design/amenities. But have to account for higher prop taxes than some other states and beachfront insurance costs.

@Aaron Dominy Good to know! In some beach markets, I feel it is not worth buying anything that's not on the water. It really depends on the surrounding area. Not having much competition definitely helps here and I have noticed the beachfront properties are much smaller in general, so a 6-7 bed is quite rare and probably much more $$ than a 4-5 bed for not enough ROI
