Downside: condo with HOA Upside: 15 min to Rocky Mountain National Park (that market is never going away!), competition in Estes Park is slim to none (see comps and you will quickly realize that a well done, professional STR is hard to find) Thoughts? The Offer sheet has it at: $499,000 2 Bedrooms, 2 Bathrooms Average Daily Rate: $269 Expected Occupancy Rate: 69% Monthly Expected Income: $5,646 Monthly Expected Expenses: $3,844 Monthly Expected Cash Flow: $1,801 Expected Cash on Cash Return: 17.3% I've attached the comps dashboard. One good thing about this one is that the comps are terrible! If you put a professional listing up it could break the comp ceiling potentially.

For sale by owner, so I can't pull this one up on the StrIQ app, but I attached the comps, and I know the owners of 2 out of the top 3 comps! Alma is close to Breckenridge. This home is 31 min away from the ski resort and avoids the main highway. Comp 1 Comp 2 If anyone is interested, I can verify the comps actual financials. With proper design, furnishing, and amenity updates, I think this can do $100k+.

@Jeanine Emigh Alma falls under Park County STR legislation. They require a license (renewed annually), with regulations focusing on safety, parking, and, as of 2026, potential caps on total licenses. New from Colorado Springs
Hi everyone. My wife, Kelly and I live in Colorado Springs. We're new to STR and have worked with long term rentals in the past. We are hunting for our first deal in a few different states, and hope to close and launch in the next 90 days. We also want to find co-host opportunities along the way.
