Hey guys! Check out this cute historic 5 bed 2 bath property within walking distance to shops and restaurants. Could be really cool to go moody and historic with furniture and design to lean into the bourbon theme. I'm honestly not seeing many comps at all in this bed/bath range that lean into the theme or really have much in terms of intentional design. @Joe DeRobertis -- this is because brokers can mess up when putting information into the MLS... OR they're limited to what they can put into the MLS. This happens a lot when there's ADU's or multiple structures on a property. The MLS will usually ONLY let them put in the "Main" dwelling info... Which means big opportunity for those that search deeper 😃
Rookie Mistake or Hidden Opportunity?
We recently found a property we were excited about as our first STR. We had big plans for the design and amenities to turn it into a premier family destination. For context, I do have an established interior design business, so I’m confident we can deliver a top-notch experience in terms of design and amenities. Then we ran the numbers. We used STRIQ, filled out our buy box, and analyzed the property—and it came back with a 0.0/10 with high confidence. Now we’re second-guessing everything. Maybe it’s excitement, maybe it’s optimism, but we keep telling ourselves the comps aren’t great comparisons since none of them offer the level of design and amenities we’re planning. At the same time, we’re very aware that we’re rookies—and we don’t want to strike out on our first deal. So I’d love some perspective from those with more experience: - Are there ever exceptions where you override the data? - Do strong design and amenities ever meaningfully outperform weak comps? - Or is the rule simple: if it doesn’t meet conservative minimums, you walk away—no matter how much potential you see? Appreciate any candid advice.

@Rainie Graham - can you send the deal here in the chat (or direct with me)? If is shows 0/10 that means LOW cash on cash return potential. FYI - we underwrite all properties as if they're a AVERAGE performer (i.e. 50th percentile). So there are ways to take properties from a red, negative cash on cash return to a positive yellow or green cash on cash return by simply adjusting the revenue to the upscale or premium tiers. You just have to make sure and add capital for furniture, design or renovations to justify the increased revenue. If it says "high confidence" that means there's a lot of comps supporting those revenue numbers. If it says "low confidence" that means there's limited comps and to proceed with caution (and likely get local market validation)
Busy Highway
Has anyone had experience with a str property that backs up to a busier road? I know plenty of hotels and apartments are on major freeways, but wondered about if STR can also get away with it?

@Rainie Graham - I have a property that is closer to a busier road. Sometimes we have issues and sometimes not. But thankfully the location is so amazing that it outweighs the "noise" the comes from the road
