Got my 1st DEAL (and $3,000 check) Doing THIS...
Should've been a $9000 check. I was told to DRIVE AROUND.🚗 Which I was already doing (sales gig at the time, which I hated). I was MOTIVATED!!! Wife was preggo, kid on the way (Love you Chloe♥️). Money was T I G H T, so I couldn't spend all day driving around. I had to find a house that LOOKED like a deal. Wish I had the "Driving for Dollars" guide when I started back then. Would've SAVED me countless miles, hours in a hot car (no A/C), 30 arguments with my Wife saying "It's NOT going to work!". I didn't GIVE UP though. ...and after scouring the streets 40-11 times, BOOM, a house caught my eye. It was UGLY.🏚️ (and vacant...the BEST leads) I FLET it immediately. I knew I had something good. I KNEW if I could get ahold of the owner, I'd have my 1st DEAL! 💰 ....'cause the guy who taught me, told me the "magic phrase that pays". SO... I looked up the address online, found the owner who lived in a town. Wrote her a note, the "magic letter" (it's in the Classroom). YES Jay, I'll take that deal", she said. 😖DAMN😖 I should've offered LESS. 3 days later, she mailed me the Agreement back, SIGNED. 17 hours later, I had a $500 check in my hands (the Deposit my Buyer gave me) 2 weeks later, I had a $3,000 Cashier's Check. Which was already SPENT (thanks EX-wife 😂) I KNEW, right when I drove through the US Bank drive through to DEPOSIT it, I'd NEVER go back to my "Sales" job again. FREE "GET YOUR 1st DEAL" Guide

Hello to everyone here. I have been in the real estate game since 1990, on and off. 💪 My wife and I own a couple of dozen rental properties in Colorado, and we are partners in a hotel in Oklahoma. How do I get LEADS?
I was a member of another 'real estate' community here on Skool... when someone asked: How do I get more real estate leads? The community owner wrote: use "Deal Machine", there's a LINK in the classroom. (this "LINK" was to a PAID product, which the community owner recieved a COMMISSION when one their members bought.) Don't get me wrong, I'm all for makin' some money, but to STEP OVER HELP, doing it? Nope. Leading with VALUE, has always won me Relationships, DEALS and respect.🙌 So I answered with the following: 1. Driving for Dollars = STILL one of the BEST lead-gens out there. 2. Door Knocking / Driving around. 3. Public Notices in the paper. 4. County Recorder SEARCH: Loan mods, Assignments of the DOT/Mtg., Foreclosure filings in Court records where they CANT FIND the defendant. 5. Delinquent Water/Utility Leads 6. FOIA Request to County Assessor/Treasurer for "Absentee owned props" and/or Delinquent Property Taxes. 7. NUISANCE List by Code Enforcement 💲💲💲$250k/ year sitting in those 7.
