She had previously accepted lower offers, but financing issues caused them to fall through. After briefly considering keeping the property, she ultimately decided against it due to ongoing management difficulties. The property was listed on the MLS for $360K, and multiple investors had made offers, but no deals were finalized. I negotiated directly with the agent and initially offered $270K.
