Good presentation. Hits home. I spent 1/2 of today working on Dispo for a $3700 lot in the Pocono Mountains. It's too small to keep team attention, too unique for VA to understand. Too much time working "IN" the business and no time working "ON". Thanks for the inspiration.

@Dave Denniston That there's "always" a buyer. Then a friend appraiser told me "some dirt is meant to just hold the earth together " meaning some land has no value

In our 5th year now. Time flies! 400+ transactions (puts me in the middle I think). The question prompted me to look at our dashboard. JV funded total $13M which flipped to $20M exit. Not all sold yet. JV partners got 65% of the upside. (I don't know how to put a mic drop emoji here)🤣
Did you know you could sell part of a land loan?
Need cash for more deals but don't want to give up the future passive income? There's a way to do this. It's called hypothecating a note or "selling a partial". I'll buy the next 12 payments of your performing secured note and give you 10 payments up front. You get cash to deploy and I make a profit next year. I'm patient and you have deal flow. Sometimes that's a match. And you get to keep the remaining years of the note! Open to discuss
