New Deal in Baton Rogue LA
I have a new off-market deal in Baton Rogue and wanted to know (a) if anyone has buyers in that area and wants to JV with me on the dispo side and (b) if someone can recommend an investor-friendly title company.

NOVATION IN FORT WORTH TX
I am working a deal with a seller in Fort Worth who owes $203,000 on his mortgage for a property with a $325,000 - $335,000 ARV in a great high-demand area. Unfortunately for a straight cash deal my offer is $165,000 - $170,000 so for the seller that won't work. I estimate $65,000 in repairs, $302,000 all-in costs, $47,000 estimated gross profit to the buyer. Does anyone have a "novations" buyer in the Fort Worth area? I put a $20,000 assignment fee in this deal and am more than willing to go 50/50 with whomever brings the buyer and we assign the deal.

Possible Rental / Novations in Kemp TX
I am talking to a seller who finds himself in dire straits on a house he has in Kemp TX. He is a fellow veteran so I am trying to find a solution for him. Looking at the deal it is definitely not prime for a cash wholesale deal since the ARV is $215,000 - $225,000 and he owes $160,000 on it but I thought I woudl reach out to the community to see if anyone might be interested in a possible rental or even doing a novations on this one in that area??? The makeup of the property is SFH single-story 3 bed 2 bath 1,584 sqft living space 10,019 sqft lot driveway parking. Roof 2016, HVAC 2012, Furnance and Water Heater good condition, No foundation issues - foundation was releveled October 2016 and warranty transferred to owner. Warranty good for another year. If this is of interest to anyone please DM or call me at 925-628-9934. I will give you all the info and if thsi works out for you ask that I get a $5,000 assignment fee.

@Jason Ave I have pictures of the property I can share with you but id this is a rental it needs a clean out and perhaps 10-12k in carpet, paint, landscaping, etc. to get it turned around.
Old Leads....
Hey everybody. I thought I would make a post about OLD / DEAD LEADS! I truly enjoy cold calling and talking to sellers so I thought I would reach out to see if anyone in the group had old, or what you might consider, dead leads. If you do you can send these to me and I will work them. When I get deals under contract we can work together to sell the deal(s) and split the assignment 50/50. If this is something that is of interest to you and you have old / dead leads you want me to "re-ignite" your deal leads reach out and let's get some deals going together.

@Logan Frette I would if I had the email addresses and they were correct. Sometimes email can be more effective than calls. I do think when you use emails you have to check yourself because sometimes we want to say too much. The rule “less is better” really does apply.

@Graham Marcus Hi Graham. I do a fair amount of wholesale deal in DFW. Can you tell me a little bit about what you/your buyers are looking for: preferred zip codes, property type, range year build, low/high sqft living space, price range purchase and or ARV, days to close? I would love to start sedning deals to you for your pipeline speciafically tailored to hwta you/yours buyers are lookign for.
