I am working a deal with a seller in Fort Worth who owes $203,000 on his mortgage for a property with a $325,000 - $335,000 ARV in a great high-demand area. Unfortunately for a straight cash deal my offer is $165,000 - $170,000 so for the seller that won't work. I estimate $65,000 in repairs, $302,000 all-in costs, $47,000 estimated gross profit to the buyer.
Does anyone have a "novations" buyer in the Fort Worth area? I put a $20,000 assignment fee in this deal and am more than willing to go 50/50 with whomever brings the buyer and we assign the deal.
