All the tips, but I would enjoy to see current rates for different product types, and what you see is going on in the market, some wins ans losses from current or past flips, and agent info stuff more leads, off market and so on but keep it current with the changing market environment.

We just hit 600 members in this group — what a milestone! Thought this would be a great chance to re-introduce ourselves and welcome the newer faces. Most of you already know Tim Whitman (because let’s be real, he’s in here more than the admins), but for those who don’t know me yet — I’m Josh. I’ve been in real estate for 21 years, own a mortgage company, flip homes in Southern California, and still take on clients with every real estate need I can help them with. My goal is to not be in the day-to-day trenches, but to provide you guys with those leads so I could do more stuff like this. I started this community because I wish something like this existed when I was coming up — a place where agents could get real advice, support, and opportunities to grow. Whether you’re here to learn about investing, level up your real estate business, or just need a community that actually gets it — you’re in the right spot. Hello everyone !! Super hype to learn and be a part of this group! Thanks so much for the opportunity, I want to network with others in real estate and I Am based in IL. I have been investing since 2014 with a small group of partners mostly single family flips, multifamily flips and some mixed use buy and hold, all value add or stabilize. I have a small construction and management/holding company As well as my main business is an industrial insulation company that serves factories, refineries, and so on in IL,WI,IN, and mostly do commercial construction think building out food facility or a manufacturing label maker building out the flex spaces, and I do very little residential work, mostly bathroom and kitchens remodels, or my own flips or partners on the construction side in IL, WI, IN I move my workers/labor power around as needed have a small team on W2 for construction so if anyone needs any construction advice would love to help I am finishing up my real-estate license right now and should be testing next week Monday, so will be an official Realtor by next week , I am getting my lending certificate as well right now I am a lifer in terms of real-estate and plan to do it for my entire life, I have some rentals in FL and CL as well but mainly focus on my backyard which is IL I want to explore different markets and obviously learn as much as I can! Especially California !! I also want to do way more residential flips and I want to jump into flex and light industrial space for my own investing. I would love to talk with current owners and operators as well as I am interested in the assisted living space. I am planning on being a commercial broker in IL, IN,WI and FL and help business owners and regular people get financing on the deals that I wanna work on and find deals for people! Sorry if it’s a bit long just super excited about the future and this group!
