Zoning Planner / Consultant in Toronto
Hey @Daniel Foch and @Nick Hill Who do you guys have as the go to planner/ consultant for @Rob Campbell looking to have someone on his team before he eventually purchases a detached GTA home for a 4+1 build out? He has the construction fire power but needs the help mostly on the front end due diligence side pre purchase to make sure he can in fact build what he wants on any subject property.

91 Barton Ave, Toronto and what is wrong with our current "system"
Hi All, At the end of last week an amazing missing middle 10 unit project was voted down at the COA (committee of adjustments), a big loss (for now) for middle housing development and the community as a whole. Its location in Seaton Village has been experiencing population decline for over a decade and now sits at 2006 levels. This proposed multiplex is located less than 5min walk from 2 subway stations, Bloor st and Christie pits park. I've been stewing over this one since the COA meeting as there is an abundance of incredible resistance to change in the GTA and mental gymnastics to justify it. An update on this one... last week it was voted down and rejected once again! This city seems hellbent on staying mediocre and hostile to progress 😞

@Cam Landry they went back to COA with adjustments and got rejected again. So additional soft costs + 4 extra months carrying costs to get blocked again by parties with no skin in the game and already have somewhere to live. The public consultation and COA process needs extreme reform!
Unpacking Multiplexing- takeaways?
Hey who attended the Unpacking Multiplex last night? I loved it - cool to hear about more of the design/human side of multiplexing from those who work in the industry. What was your biggest takeaway? Mine was the value of using some of the existing structure if the house has good bones, rather than rebuild. Lingering question is what is the benefit of doing an ADU when a similar investment could buy a property & house in a secondary or tertiary market as an additional investment (plus you are getting land). The value of an ADU is not clicking for me. The new ReHousing tool will be a a game changer for high level anaylsis of properties (I believe just in City of Toronto). Great event, thanks to everyone who worked hard to put it together.

A balancing act for sure. For now in Toronto a 5th unit would trigger development charges on the whole project, so your financing would have to take that into account as you close out permits on a 4plex and finish the additional 5th ADU along with going after MLI. It's likely better to pencil out your deal using commercial/private finance and not rely MLI, there are some great specialized lenders like Foremost Financial.
