Garden Suites: Topics of Interest
Hi Everyone. I'll be putting together a bit of an info session/webinar about garden suites. Given that there are a few different takes on the topic, what would you like to learn/talk about? Traditionally people usually talk about where to build them, why they build them etc. Would there be interest in learning about the nitty gritty bits such as staging your construction site or perhaps something along the lines of long term property management? A mock build process as a follow along exercise as I fill in the different sheets and tools that I use? wolfedenbuild.com has the framework of services and pre-designed models. My goal is to create something unique for us, not just a regurgitated power point slide with talking points. Please let me know! I have experience with real estate, construction, and property management. As long as I can speak knowledgeably about your topic, I am happy to do so. All the best!

Basement suites…still an amazing hack
After a concerted effort to move into multifamily investing, I am going back to where I started my real estate investing journey…adding basement suites to single family homes and holding for long term. This continues to be a very predictable and lucrative investment strategy. I did a lot of deal analysis on multifamily (mostly apartment buildings). I liked the idea of multifamily because it gave me the opportunity to scale up so quickly. It was exciting for a while, but the reality is that my homes with basement suites simply perform better. By adding a basement suite, I can double the dwelling units in one structure… and the annualized returns are great. I get high-quality tenants, good cash flow, and predictable appreciation. I’m fully back on track with my goals.

@Damian LaGrange Anything similar to inclusionary zoning in your area? Perhaps creating an extra unit for a triplex is the best of both worlds.
