Traditionally people usually talk about where to build them, why they build them etc. Would there be interest in learning about the nitty gritty bits such as staging your construction site or perhaps something along the lines of long term property management? After a concerted effort to move into multifamily investing, I am going back to where I started my real estate investing journey…adding basement suites to single family homes and holding for long term. This continues to be a very predictable and lucrative investment strategy. I did a lot of deal analysis on multifamily (mostly apartment buildings). I liked the idea of multifamily because it gave me the opportunity to scale up so quickly. It was exciting for a while, but the reality is that my homes with basement suites simply perform better. By adding a basement suite, I can double the dwelling units in one structure… and the annualized returns are great. I get high-quality tenants, good cash flow, and predictable appreciation. I’m fully back on track with my goals.
