Thoughts on property in Guelph, ON
Hello everyone, I recently came across an interesting listing in Guelph that I unfortunately will not be available to bring to the next Deal Workshop. Wanted to get some thoughts from the group here. Property is located at 444 Speedvale Ave (MLS: X12098035), listed for $1,050,000, 3 units total including a garden suite in the back. Upper unit - 3 bed / 1 bath; Basement unit - 2 bed / 1 bath; Garden suite - 1 bed / 1 bath. Property is located off a major road ab. 6 km from Guelph Uni. and 2 km from Guelph General Hospital. Property seems fairly turn-key. Garden suite currently rented out to a young professional, basement suite recently vacant (previously 2 students), and upper unit currently vacant. Owner has all relevant permits and paperwork for the garden suite and the basement unit. Only thing is the basement unit has been approved as a 1 bedroom unit, but not 2-bedroom. I don't suspect this to be a major hurdle, though. Financing will be an obstacle for me but I think I can make it work, if I bring on a partner. I have a attached an analysis I put together. Thoughts on a 2-Unit Sudbury Property
Hey everyone, I was looking into a deal in Sudbury — a 2-unit house with potential to add a basement unit. I visited the property, and while the units look okay, but the place appears old like really old. A few concerns though- - The current owner bought it recently to renovate but has now decided to sell - The basement has leakage issues and needs about $12K in repairs (the owner might cover this depending on the sale price) - The garage is also in bad shape What are your thoughts on this? Do you think it could be turned into a solid rental with some investment, or is it too risky to take on?
