Got my first deal working
I switched to sending red envelope letters to my Mortgage Foreclosure leads first to establish my credibility before reaching out by phone and email. So I got two phone calls yesterday. The first was a lady who did not know that her deceased father had vacant land in Florida, the surplus being $ 21k. She felt, based on my letter, I was legit and said, " Sure, sign me up, so we are in the process of firming up a Notary appt. The 2nd call was from Minnesota. I followed David's instruction to check out Minnesota, as there is an impending June 30th deadline for claimant to get their money back, or the state keeps it. I mailed out 2 letters just for giggles and got 1 call with a $89k surplus. The challenge is that the daughter is frustrated with her father because he has done nothing, and they have known this for a year. She was hoping they did not have to get the father involved, but I explained he is the next in line, as his wife had died, even though he was not on the property title, he's next in line. So if you are feeling that the phone calls aren't moving you along. Try letters. For $100 in postage a month, you could also get a call. I'll make enough from this deal to cover my postage for the next year. Try it, and I love to hear about your success. NOTE: MY wife was very excited to see me getting a call, and she knows what I'm doing and why I spend the time attending the coaching calls

State fund cold calls
Two CA state funds returned my phone calls one was the son of claimant and the other was the ex-wife. They will relate message. I am following up.

I started with 20 tax overages calls no answer no call back, so I switched to my other department to state funds and made 18 phone calls but this time two call back both were family members one was the son and the other was the ex-wife. Two different claimant accounts and both will relate message to original claimant. I will follow up with both. I just used the surplus list data and once I started it was no stopping in calling and move onto the next one and next one and next one.

State checks
Hey all I have been doing this for I think now over 3 years David can correct that but I can say this really works. I had a client that I worked with for at least two years. First I filed the claim for him and it took the State of California so long to process his claim that in the waiting he died. When they got ready to pay out they wouldn't due to his death, I refiled with his wife as the claimant but the Trust didn't have her included which was the trust from his parents, it only referenced his children so I refiled again in the behalf of his two son's. 2 years later they paid them there check total was over $40k. I received two separate checks deal closed out and 3 satisfied customers.
