Hijacking‼️ 100%, NO if’s, and’s, or but’s. Hijacking! I posted Don’s first WIN, we landed a Deal. It’s here if ya haven’t Congratulated him. Step 1 after getting an Agreement signed? No matter the strategy👇 Post it FOR SALE (everywhere) 👉 Zillow 👉 Redfin 👉 Trulia 👉 and FB Marketplace. WAIT, not so fast Jay… because the property is scheduled for public auction w/in 30 days from now, Auction.com totally HIJACKS the listing! Zillow: “Sorry, this property is ALREADY listed for sale.” Say whaaaaaaaaa❓ Hijacking Exposed! EZ FIX: went to Auction dot com’s site, and Chatted with an agent and request they remove the listing and BINGO, auction removed in 48hrs.
Is this fair?

Potential spread: $18,000 Will it end up there? We'll find out, but if it does, that's $9,000 for Don, same for me. . . .and Don will get his check or Wire, sent right to him from closing. @Don K , HOW many text messages did it take to land this one? 68? 109? ONE. Don sent her ONE message, then I took over and lock'd it down today. We still gotta get a Buyer and get it closed, but the #s look good. Is he celebrating yet? Nope. He's still sending the message I gave him to others who NEED our help! It's not HARD work, but it takes effort. GREAT JOB Don! We have a handful more in the pipeline that could land here soon, too. Ok, I've beat y'all up enough, Don just PROVED this works. Let's raise a glass to Don Kerr tonight! Cheers 🍻

Getting ANYone, to do ANYthing = NOT EZ. . .until now If you've ever NOT reached out to someone. An EX, the Boss, that girl (or guy), because you weren't sure WHAT to say? I just FIXED that. @Maurice Brown what's your value proposition to the seller on Zillow? Meaning, what do you have to offer them that is different or better than every other person calling them right now? That's what you really need to figure out. - They are on Zillow, FSBO for a few reasons. They've had a bad experience with agents - They don't want to "pay for the agent" - They are fishing for a retail cash-buyer and "make the agent" commission themselves - The house needs too much work and are hoping to just sell it AS IS - The house has a trouble-tenant There are SO many reason why they are doing it like this. To PULL THAT INFO out of them can take some finesse because MOST people don't want to talk about how they've failed at something. Maybe they "failed" at eviction or selecting the right tenant or maybe they let the maintenance just go. So... you come back to probably one of the biggest rules of working directly with sellers: BUILD RAPPORT first. Get them to trust and like you. It's sometimes takes a little longer than you would like but it can be done. - Be different by being consistent - Be different by NOT committing to an offer - Be different by offering services the seller thinks are not services you offer. For example, most wholesalers are able to work with trouble tenants and do a cash-for-keys scenario. However, most sellers don't know this. No need to go into DETAIL about what you're going to do but ask them if they need you to be the "bad-guy" with the tenant because that's definitely something you can do. - Dial and smile. You need motivation or you need physical distress. When you have both, you have a lot of leverage. Best of luck.
$750+ per House, Even If There's NO Deal, NO Buyer or Closing?
Real Estate 'ain't EZ. 😖 A few of you, are seeing that. I gave up once, got a J.O.B. (sucked). Giving up your dream to 'swap Hours for Dollars, hit me hard. Some of you feel that. With this group, I've tried to strip away all the areas I struggled, so you don't have to. I failed. Do I quit? Toss in the ole towel? 🏳️ NOT a chance. Breakdowns turn into Breakthroughs! 💡 Those LEADS you have, you've been working are worth $750 to $1,500, EACH. Even if they're DEAD. HOW, you say? CA$H-for-Keys 🔑=💲 When a homeowner has tried everything to save their home, and nuttin's workin'. . . they can request a Cash for Keys agreement. Lenders pay, depending on how far away from the auction, how valuable the property and a few other factors, but they PAY! $1,000 to $10,000 ($10k is rare, but not on homes worth a milly +) These lil' PayDays, are last resort, yeah, but EZ to setup, even from your fave COMFY chair! YOU have any leads, or know of any homes eventually heading to foreclosure? ONLY 38,840 last month (according to Attom's Feb. report) Their worth 30 HOURS at that J.O.B. of yours.
