@Paul Brown I haven't done a tiny home, I can't say about that. I can do co-living/sober living, the most important thing with those is how the lease is structured. Lender's don't like rent by the room or bed, they like a 1 year master lease.

DSCR Loans

I have a potential client wanting to know if DSCR loans are available for RV parks. From my understanding I would think so but wanted to be sure.

DSCR are typically only for SFR 1-4 units, although SOME lenders will go up to ~10 units. From my experience, investors have had success financing RV Parks or MHPs using smaller local bank/credit unions or SBA loans.

@Joshua Trujillo @Paul Brown do we know if our Morby HML or DSCR lenders will lend on mobile Homes/ manufactured homes? Is there a certain year?

@Paul Brown I’ve seen borrowers have success using local smaller banks/credit unions or using an SBA loan for MHP. For individual mobile/manufactured homes, I can typically do those but not for morby deals.
