I'm using ChatGPT for more reasoning, logic and critique of my business/ideas. I started using Claude Cowork/Code in the last few weeks to build out more automations within my business and to build my website, create new dynamic submission forms, built a loan calculator and it helped me create a funnel page and DSCR guide I giveaway on my website. Any process that can be automated in my business will be automated!

@Kathleen Miller Anything over 1.0 is good for most lenders. Some will go below, like down to 0.75 on a case-by-case basis, but the stronger the DSCR, the better the terms.

I’ve been around in the group for a bit and wanted to make a quick introduction. My name is Josh, and I’m a mortgage broker who focuses on DSCR loan products for real estate investors. Back Home ... and ready for 2026! Need Your Help💙
It was a long drive back from Denver yesterday, but it's great to be home and back at it. 💥 I'm going to reset how and when we do calls starting next week. I'm planning to start having guest led calls on unique topics as one of the changes, and premium calls weekly as another. 🗣️ Let's talk about what else we can do to improve. DSCR Lending
I received this request from a commercial investor: Do you have an industrial DSCR lenders that you know that will do Wyoming?

@Paul Brown thanks for the tag Paul! DSCR loans are typically only for single family residential 1-4, although some DSCR lenders will do smaller multifamily and go up to 10-12 units. Most commercial loans will not be a DSCR loan. I do have 1 lender who does DSCR loans on commercial properties, but they're the only lender I've been able to find that offers a fixed 30 year mortgage on investment commercial properties. The issue with Wyoming is any property that's not near a major metro will be considered rural. And because Wyoming doesn't have that many populated areas, you can run into issues. If you DM me address, I can see if my lender is able to lend on the property!
