“We’re Only Paying 3%” — Here’s Exactly How to Respond (Without Creating Sales Resistance)
Realtors. listen up. When a seller says: “We’re only offering 3%…” Your job is not to jump into a pitch. Never pitch. Never start explaining why you're worth more. They’ll tune you out before you finish your first sentence. Here’s what to do instead: Start by finding common ground. “Hey, 100%—I hear you. And first off, I just want to say I appreciate you for wanting to offer 3%.” Then you pivot back to the real objective: “Let me ask you, are you more focused on paying less commission…Or walking away with more money from this transaction?” Boom 💥 You’re back in control of the frame—without sounding like a salesperson. Why this works: ✅ You aligned with their thinking first. ✅ You disarmed the tension. ✅ You refocused them on the real goal: net profit. Because here’s the truth: If the seller feels like you’re telling them what to do, they’ll resist.But if they feel like you’re just clarifying their priorities, they’ll listen. 💡 Objections aren’t problems. Why You’re Losing Cold Calls Without Realizing It (What To Do Instead)
Team—let’s talk about one of the biggest mistakes agents make when cold calling FSBOs or expireds: You ask a solid question. Maybe you drop a clean negative frame. But the prospect still says no… And then what do you do? You either: 1. Repeat the same question, hoping they’ll change their mind. 2. Start talking again—too fast—trying to reframe it and chase the yes. 🚨 Both are the wrong move. Why? Because you’re not giving their brain time to process. When you talk too quickly, they default to autopilot: “Nah, I’m good.” “We’re not interested.” “We’re going to do it ourselves.” Here’s how you fix it: Let’s say you ask: “John, if I offered you a second opinion and you felt like it could actually net you more money…You wouldn’t want to take a quick look at that, right?” That’s a clean negative reframe. But John still says, “No, I’m good.” Here’s what you do: ❌ Don’t jump in. ❌ Don’t repeat. ✅ Pause. For 3… 4… even 5 seconds. Make it just awkward enough that John starts wondering: “Hello… you there?” Then say: “Yeah, John… you know, I’m just trying to wrap my thoughts around it.Earlier in the call, it sounded like you were really committed to netting the most money. So just to be clear—if I did present a second opinion that genuinely helped you walk away with more…You’re saying you wouldn’t even want to have that conversation?” Now he’s listening. Now he’s engaged. You’ve disrupted the pattern. 💡 Remember: Silence creates space. Space creates clarity. You probably have a low rate right now, and it doesn't make sense to sell low and buy high. But let me ask you…If we could sell your home for the right price and terms, maximize the equity you've built, & find a property or investment that made sense even in today’s interest rate environment…would that be a conversation you’d be 100% against? See what we did there? You’re not pushing — you’re painting a high-reward scenario that feels safe, logical, and respectful. Never argue against their objection. Frame a new possibility. Hello Valladares members! My name is John Mckay and I just got back into real estate after being away for over 12 years! I was an active broker with over 20 agents back in 2010. I was in an accident which led to over 10 years being on dialysis. I recently received a kidney transplant and got back in the business last year. Things have changed! Closing deals are not as easy as it was back in the day. I realize that I need to get my cold calling business perfected and need help.
