$750+ per House, Even If There's NO Deal, NO Buyer or Closing?
Real Estate 'ain't EZ. 😖 A few of you, are seeing that. I gave up once, got a J.O.B. (sucked). Giving up your dream to 'swap Hours for Dollars, hit me hard. Some of you feel that. With this group, I've tried to strip away all the areas I struggled, so you don't have to. I failed. Do I quit? Toss in the ole towel? 🏳️ NOT a chance. Breakdowns turn into Breakthroughs! 💡 Those LEADS you have, you've been working are worth $750 to $1,500, EACH. Even if they're DEAD. HOW, you say? CA$H-for-Keys 🔑=💲 When a homeowner has tried everything to save their home, and nuttin's workin'. . . they can request a Cash for Keys agreement. Lenders pay, depending on how far away from the auction, how valuable the property and a few other factors, but they PAY! $1,000 to $10,000 ($10k is rare, but not on homes worth a milly +) These lil' PayDays, are last resort, yeah, but EZ to setup, even from your fave COMFY chair! I sent "the message" to a seller. Shelby replied: "YES" After some quick back and forth, I found out, the house is: 👉VACANT 👉In EARLY stages of foreclosure (3-4 months away from auction) 👉 She owes $91,400. 👉 House, as-is, is worth $125,000 👉Payments are $890 (she owes 7-8 past-due payments, or approx $7K) 👉She's willing to just GIVE me the house. I have only done flips so these are my thoughts: one of those deals that looks amazing at first glance but can go sideways if you don’t think it through. On paper it works, with the house worth around $125K and about $98–100K needed to stabilize it, leaving roughly $25K in equity. You’re stepping into a vacant property already in early foreclosure with unknown repairs, and if it needs $15K–$20K in work that “profit” disappears fast, so yes, it can be worth it but only if you treat it like a situation to manage. Verify the condition properly, and know my exit before committing, with the safest play being to hold and rent if the numbers support it. I dunno 🤷‍♀️
