Preleasing For Bank Loans
Has anyone had any experience with bank lending requirements wanting to see a certain percentage preleased prior to closing on the construction loan? And as an expansion to that - can people share their preleasing experience with Small Bay? Is that feasible, or is this asset class a "build it first then lease" type of asset? And if so - how do you reconcile banks wanting to see preleases?

@Shital Thakkar this is spot on. Your customer base may "pre-lease" prior to the project delivering in the last couple months of construction, but they aren't pre-leasing before you start construction. Small bay tenants are looking for space next week or next month, not next year.

I’ve seen this question floating around in a few different threads. If you stacked up Buildium, Door Loop, Yardi Breeze, Other PMS Brand TBD in a poll, who would come out of top and why… specifically for small bay industrial?

Let me also add that Yardi Breeze has awesome AI support tool built in. I'm usually not a fan of AI support tools, but the Yardi Breeze version gets me the right answer every time. As a small shop, I do most of the accounting and piece myself, and it is very easy in Yardi Breeze.

Intro
Hi Everyone, my name is Cary. I work as Director of Acquisitions for Web City Properties and Jordan DSilva, who is also in this community. We are based in the DFW and have a background in MF/residential and adaptive reuse projects. More recently we have started to focus on small bay and flex industrial development. I am most interested in site selection, underwriting philosophy, deal structuring and learning more about product niches. Looking forward to connecting!

Leasing Application
Does anyone have a leasing application to share? What is the criteria you look for specific to Small Bay Industrial? Thanks in advance?

@Stephen Plourde I'm using Yardi Breeze and it is super simple. If you ever grow an organization up to the level that you'd want the more powerful Yardi Voyager (which is what just about every institutional owner uses), Breeze folds straight in. The AI tool in Breeze to tell you how to do stuff is spot on. And RentCafe, Yardi's online payment portal is fantastic. We don't take checks - every one of our customers pays through RentCafe. (SIDE NOTE: I came from a publicly traded REIT that used Yardi Voyager, so everything with the system is very familiar to me from that as well)

@Stephen Plourde yes. Here's the screenshot of the set-up of the 3 CAM pools I'm using for most of our NNN Leases (Property Tax, Insurance, and CAM). First year you use it, you'll have to hand calculate your reconciliations, but after that Breeze will also calculate the cam recs for you also. I'm happy to jump on a call with you to walk you through our set-up.
