How thick should my slab be??
I had an impromptu phone call yesterday discussing slab thickness requirements for mezzanines inside their Small Bays. The answer: it’s complex. Officially speaking, we need to run engineering calculations which include a plethora of inputs - foundation type (gravel, sand, void, etc), mezzanine layout and square footage, capacity (normally 100-125PSF for small bay, but can sometimes be required to be 150PSF due to building classification), and number of columns to name a few. Generally speaking, you MIGHT be able to squeak by with 4” slabs, but it’s risky. I prefer 5” minimum (gravel or equivalent substrate). If on a void, it could require thicker 6-8”+, or footers down the line. Then of course, what’s the cost? Is it more cost effective to pour 5” everywhere, 4” on half and 5” the other, or 4” everywhere and install footers as necessary? That’s when a good GC is nice to have. Don’t skimp in the beginning, or risk the biscuit later. I hope this helps generate better conversation around the topic during your development process.

Great thorough response… as always, part of the answer might be “it depends”. This is where a solid engineer earns their money and why they are such an important part of your team. Our current project is 5” and we are recycling literally tons of concrete to be used as base. We’ve got three separate buildings in this project where the excavator will be doing quite a bit of balancing from one side to the next. The excavator, engineer and concrete guys all need to be on the same page for sure!

For the Developers in the room...
This is a huge debate on our development projects. PEMB vs Tilt vs Wood Frame construction. Which do you prefer and why?

@Drake Schmid yep! Same for us!
Anyone else in the Mid-Atlantic?
I'd love to chat with anyone working on small bay in the Mid-Atlantic. Thanks in advance!

Hi there! We have almost 100k of space under construction, in land development and under contract Due Diligence. We are working in Philadelphia Suburbs for now but will look within about 2 hours. How do we connect?
Podcast with Hamza Ali
Hi all! Had a blast spending a half hour with Hamza Ali. Great insights into our space. Looking forward to being at Flex Connect with a bunch of you in September. Hope you enjoy the episode. https://lnkd.in/p/giqgJ9xg
