Water Detention
Has anyone used or encountered underground detention with flex? Curios to hear your experiences if so. Thanks!
Septic
I am looking at a development site that would need septic. Assuming i have a bathroom in each suite with appx. 30 suites, does anyone have a general rule of thumb as to how large septic field would be, assuming good soil that percs? the site is 5 acres. separately, has anyone looked into/or built a project that has a shared amenity suite? thinking maybe there could be 2 restrooms in the amenity suite to serve the tenants if a septic field for 30 bathrooms is not feasible. Thanks for responses in advance!

I was actually on a call with septic contractor and an engineer discussing this exact thing. I am new to septic so still learning. In Texas, TCEQ governs most requirements and spec it out based on product. This morning I was told told for each 1,500 SF unit to assume 5 gallons for each user and to assume 16 daily users. Happy to connect and share more as I work through this. But as Yog said, it will really be dependent on your jurisdiction.
Small Bay Feasibility
I have been going back-and-forth on a 96,000 SF development. I did my due diligence, but the market data that I could find was sparse at best. So I delayed...and delayed. I just couldn't get comfortable and my lender was asking questions that I just didn't have data to support. Finally I engaged Wayne Bares and Cody Payne at Small Bay Feasibility to build a feasibility study that would give me the data that I needed to feel confident with the project. The Feasibility study they provided is very comprehensive. It supported many of my assumptions, and provided a list of conditions that I need to address to improve the chance of success. My lender loved it and I now have real data, provided by an industry leader, to support my investor pitch deck (not just assumptions). I have always been a value-add investor and have that process down. Now I have the resources and confidence to jump into developing a larger small bay complex. How did you feel about the level of data on supply pipeline? That seems like one of the hardest data points to feel comfortable about with this project type.
Curious…How many people watch the call recordings?
The call recordings take time to prepare. Not many people are watching them, so I am considering cutting them. For example, last week’s video only has 20 views. Who is actually watching the calls and are they helpful?

Month-to-Month Flex Space?
Curious if anyone here is doing much with month-to-month flex space versus more traditional leases. I’ve had some success with a few different setups that combine things like staging or storage space, shared dock access, restrooms and vehicle parking. Some of it has been delivery-related businesses, and the demand has been better than I expected. It has me thinking more about older manufacturing or industrial buildings with decent parking as a possible first flex purchase. Seems like there could be a lot of ways to make the space work without having to build out traditional bays from day one. Anyone doing something similar? Curious what has worked well and what has ended up being more trouble than it was worth.

@Jordan DSilva Can speak quite a bit on short term leases. We have these on a co-warehousing property and it has been very successful. We have discussed how this would work at a flex property. As others have mentioned, I think it will really depend on the TI you give to tenants. For an exit, I think having really solid leases with good WALT will be key.
