Life-Changing Mentorship That Helped Me Build a $60m Portfolio
I started my mobile home park journey in college over 25 years ago. I made the plans, read the books, went to seminars, and bought all the bootcamp courses. But instead of buying a park, I built a successful business that ultimately distracted me from my original goal. I even helped a family member get into parks before I finally took the leap myself. The real catalyst? Ryan’s mentorship program. It laid the foundation—and with Michael’s expansion of the program, it’s become something far greater than I ever imagined. I closed on my first park in January 2022—a $575K deal that felt massive at the time. Now, just over 3 years later, I’ve purchased 24 parks, over 1,000 active pads, 250 approved expansion pads, and currently own $60 million in income-producing real estate. To put it in perspective: I now make more in one week than I used to make in a year. I consider myself average (maybe below average) in most areas—except two: my work ethic and my ability to analyze risk and make decisions quickly. Odds are, you’re better than me at almost everything else. So if you’re thinking about getting into this game, do it. Buy something. Rents go up. Tenants rarely leave. Stuff breaks, but not often. And yes—money comes in pretty easily. Use this group’s formula as your foundation. Take the first step. It might feel like a cliff, but trust me—there is no cliff.

Beginners luck/no luck
Everyone starts at zero. Everyone. There are no head starts or advantages in this niche. Sfr, multi, storage, commercial is not the same as this asset. Take your time and realize that if you stay the course, you will achieve whatever goal you set. Discouragement and excitement are both useless as a beginner bc you don't know sh!t. Literally. Just like anything else in life, fundamentals matter, form matters, knowledge and gradual participation matters. No FOMO. F that. You have time. Learn your market. Learn the basics. Churn out those calls, texts, emails. Tell everyone what you want to buy. Everyone. I got a lead from my sewer operator last week and a remodeler this week. My construction contractor sends me a lead every time he drives by a park. Why? I told them I wanted more parks. Get on broker lists, get on realtor lists. Talk to bankers, appraisers, tax assessors, inspectors. Pay people who send you leads when you close. STAY THE COURSE.

I agree. My dental implant rep will occasionally text me pictures of smaller parks out in the country as he's driving. You never know where the next deal may come from....
OpenClaw Install, Consulting, & Maintenance
My development team and I are going to be doing installs of OpenClaw for anyone interested. We are setting up automated processes to build and deploy these agents with pre-built skills for Real Estate investment and other more basic "Executive Assistant" and "Virtual Assistant" skills. Our setups will be on virtual servers, which means risk is reduced significantly from setups on your local device. Our goal: make Agentic AI accessible and easy to setup and use. Cost: Still percolating on this, but for the first group of 5-10 folks pricing will be reduced.
