Where I’m from: I’m @Jason Loyet, and I split my time between Tennessee and St. Louis, MO. LinkedIn: https://www.linkedin.com/in/jasonloyet/ Why I joined the Landman Challenge: My background is 20+ years in renewable energy development and commercial/industrial projects. I’m now building Elevated Innovation Partners, where the goal is to be the go-to “Power Landman” – finding and controlling undervalued land that can be repositioned for higher and better uses like data centers, battery/storage, and energy parks. I joined this Challenge to: - Learn a repeatable framework for sourcing and locking up great land deals - Get dialed in on comping and better buy-boxes - Install a real accountability machine so my pipeline and team don’t run on memory and chaos Excited to learn from everyone and start stacking deals together. 🚀
First Mailer Results
Big update: I got my first contract signed!! Here are my mailer results so far: - Mailers sent: 1,800 total - Responses (calls + texts): 7 - Warm leads (interested sellers): 4 - Signed contracts: 1 (Isaac’s deal locked up) - Offer acceptance rate: 25% (1 accepted out of 4) - Mail cost: about $1 per letter → ~$1,800 total - Cost per deal: ~$1,800 - Response rate: approximately 0.4% My contract is for an infill lot in TN. The lot has some decent slope to it, but the owner claims it is buildable. From what I can tell on Land Portal, there is potential Next steps: I looked up builders in the area and sent text messages to them. I'll skip trace the 5 neighbors to the lot to see if they would like to buy it. My strategy is to sell this to a builder or neighbor and turn my money quickly to get 2-3 ROAS and send out another mailer. I learned a lot already on what to do differently with the next one!
